Modern Residential and Commercial Complex Groteks

Тhe investor's ambition to create a high-volume residential complex with integrated business spaces in a parcel significant in depth poses an immense architectural challenge. How to ensure natural light reaches every room in a site with such proportions? This project stands as a testament to how intuitive design thinking can transform constraints into opportunities. Rather than conforming to a rigid, linear construction line, the design introduces a dynamic distortion along the building’s length. This subtle yet strategic manipulation of form and extension of the construction line allows sunlight to penetrate deeper into the structure, ensuring that even the most interior spaces receive natural illumination. The façade is a celebration of local heritage, featuring dissected wooden lid window coverings inspired by traditional Macedonian architecture. These elements are not merely decorative, they serve a dual purpose of cultural homage and functional sun shading. Crowning the structure are penthouses and a green roof, where the greenery displaced during construction is thoughtfully reintroduced. This gesture aligns with global trends in sustainable architecture. This project exemplifies how architecture can be both a response to site-specific challenges and a medium for cultural expression.
